12 Manor Farm Close is located in the heart of Kingham, in Oxfordshire, an award winning village that looks as good as it sounds.

With Daylesford Organic Farmshop just around the corner and two of the region's finest pubs, The Wild Rabbit and The Kingham Plough, just a scenic stroll away, you are in the perfect spot for a fine retreat!

The property has been refurbished to an exceptional standard, with an elegant and contemporary feel to it.

From the moment you step through the front door, you are welcomed into the gorgeous, open-plan living space, providing exactly the look and feel that today's increasingly discerning customer demands; it's the perfect space to relax or socialise with natural light flooding in through the sky lights.

Whatever the weather the open-plan living area is ideal; throw open the doors in the summer, or gather around the cool and contemporary woodburner on those chilly, winter evenings.

For the more technically savvy, make use of the latest gadgets and gizmos to satisfy all your entertainment requirements.

If all the excitement proves to be a little too much for you, then retire to one of the three incredibly stylish en-suite bedrooms.

The ground floor boasts two king size bedrooms; one having an en-suite shower room, and the other an en-suite with bath with a shower over.

The third bedroom (Please note: this room does not have a door), a twin (Please note: these are futon beds with futon mattresses,), is located on the first floor and again boasts an en-suite shower room.

Outside is a wonderful sun-trapped courtyard offering a garden table and chairs for alfresco dining, as well as comfortable sofas to enjoy a glass of wine anytime of the day.

If you can bear to drag yourself away from the cottage, then Kingham offers the opportunity to part with your hard earned cash, either at the highly regarded organic farmshop at Daylesford, which is easily reached on foot from Manor Close, or in either of the award winning village pubs, namely The Wild Rabbit, which gained its first Michelin star in 2017.

From Kingham you are also in easy reach of many of the quintessential Cotswold destinations; Stow-on-the-Wold lies just 6 miles away, and is home to an array of quirky shops and a host of eateries, whilst Bourton on the Water and Burford are each just a short and scenic drive away.

For days out while at the cottage, why not spend the day exploring Chastleton House, a Jacobean manor home encompassed by perfectly manicured gardens, or for the history buffs, Chipping Norton Museum is within easy reach and offers a delightful insight into a time gone-by.

Slightly further afield, why not venture out to the Cotswold Wildlife Park & Gardens, getting up-close with over 260 species of animal, both native and exotic.

KINGHAM

Chipping Norton 4 miles; Stow-on-the-Wold 5 miles

Kingham has been voted England's favourite village and is beautifully situated in the heart of the Cotswolds between Chipping Norton, Stow-on-the-Wold and Burford. It has an abundance of historical buildings and is referenced in the Doomsday Book. Most of the village is constructed from traditional Cotswold Stone. The village hosts two awarding pubs - The Kingham Plough on the Green and The Wild Rabbit voted Michelin Pub of the Year in 2016. Daylesford Organic farm shop, cookery school and spa is 5 minutes away. There are numerous other gastro pubs and restaurants which are easily accessible from Kingham by foot, bike or car.

Being in the eaves, the twin bedroom and en-suite on the first floor has restricted head space due to the ceilings sloping. The twin room has futon beds with futon mattresses. There is no door to the twin bedroom.

Please Note: This property does not accept House Parties, Stags or Hen Dos.

Parking is just for one car (all the other spaces are private and belong to the neighbours) and any other cars should be parked on the main Manor Farm Close road or on West Street, both of which don't have yellow lines and are very safe.

There is a height restriction to the courtyard/parking area of 2 metres

Please note an initial supply of logs & kindling is provided for the property between October until end of March; additional log supplies can be purchased locally.
