“The house worked so well for our group which included our family of 5 plus one set of grandparents.”

“Excellent property situated in lovely village.”

“This was one of the best holiday cottages I have stayed in.”

I brought lots of kitchen equipment but absolutely everything you would want was provided. Mixers, blitzes, cake tins etc. The only thing would be to have a bigger outside table to comfortably fit 8 people around for a meal. Other than that we had an excellent family holiday. Thank you

“Such a lovely place to stay.”

The house was filled with everything anyone could want for a wonderful holiday… even if the weather might be bad. The kitchen had so many of the comforts of home and more. The rows of books, dvds and games were so thoughtful. The garden is brilliant for dogs and/or children. It seems no expense has been spared in making everything as comfortable as possible (I could have stolen the bed if it would fit in the car!) We had a wonderful stay.

“Absolutely loved our stay here.”

Everything we wanted it to be for our family gathering and celebrations. Extremely accommodating letting us hire the hot tub for the week. The welcoming pack was great and very generous, the kitchen was well stocked and the only thing we missed was a jug to make our pimms in but obviously found a way round it. Plenty of space for 7 Adults and 2 children without everyone feeling on top of each other and my Grandson absolutely loved the children's swing, slide etc.

“Travelled all the way from Canada to discover, as you can tell from our ratings,the Farm was a smash hit.”

The kitchen is very well equipped, handling the seven of us neatly. Lots of bathrooms and showers. (As a homeowner I would recommend a toilet plunger in the laundry room.) The surrounding is lovely. The community store was quite useful although Witney big stores are minutes away. So hesitation in recommending the Farm.

“This is the second time we've stayed and have been very pleased with the facilities both times.”

The only slight issue is the gate from the back garden to the front garden as we have a small dog that could escape so we brought some mesh with us to make the gate totally dog proof and I note this was mentioned buy previous occupants as being an issue too. Otherwise, everything was great and we'd definitely come back again.

“Lower Farm Barn is a beautiful holiday home, that has plenty of character, charm in a wonderfully peaceful setting.”

The house is equipped with high end fixtures and fittings, very comfortable beds and furniture where all your home comforts are met and more! We were so lucky with the weather , the garden cane into its own. We did gave to look for the property to find it though, as the address was misleading. Its actually on Bull Lane, not Bull Street for any future stays!

“We were very satiisfied with every aspect of this holiday.”

It is a long time since we have had this sort of holiday but we were more than happy! The booking was easy; we were given all necessary information and the home is even better in life than it is shown in the pictures - I’ve never known that - the photos always look better than the reality. We took our elderly parents for a week’s holiday and we were all comfortable and thoroughly enjoyed our time. It just went too quickly! We would be delighted to recommend this home any time. “The property was very lovely and well maintained.”

It was spotlessly cleaned too, even down to the kitchen drawers and storage. Great communal space for a big group, there was 8 of us and a dog. Kitchen was well equipped and good sized fridge, freezer and cooker. A couple of very minor points only for feedback not to criticise. The bedroom off the living area was lovely but needed a mirror somewhere in the bedroom. it was virtually impossible to dry hair and use the bathroom mirror and if someone was using the bathroom at the same time. A loose toilet seat in the shared bathroom. Also check in time being 6pm is very late indeed. We were kindly emailed to say we could check in earlier at 1pm but the Journey took over 4 hours so it was too late to get there much earlier as we had already scheduled our leaving time, therefore the email was too late for us to set off earlier. We were also aware of the check in time when we booked, but still considered it late. We did get there a little earlier and we were able to access the property, which we were grateful for. I would still highly recommend the property and the process

“The only let down to this wonderful barn is the lack of secure garden as a dog-friendly holiday let.”

All it would take would be some wire one the back of one gate, as there is on the field fences around the barn. We made it dog-safe using garden furniture but it was a shame. But other than that, a beautiful relaxing home! We had a wonderful stay!

The facilities were top class with everything fully functioing . There was more than enough space for six adults and two children and the dog was well contained in the rear garden. We would certainly consider visiting again and our experience puts a big dent in the likelyhood of future visits to CentreParcs.

“This is a beautifully refurbished set of barns completed to an extremely high standard.”

The main living spaces are of generous proportions but well insulated and with wood burning stoves so all our multigenerational guests were able to enjoy the weekend in comfort. The dogs were also happy inside and out and it was easy to keep them out of the bedrooms. Easy flat walks around the village which benefits from a well stocked community shop. It would be good to have more local knowledge in the folder around suitable dog walks within an easy drive as the ones we found were a bit hit and miss. The kitchen is an absolute joy if you love to cook as we do. It is exceptionally well equipped with high quality appliances. I have never had such a choice of ovens or such a large fridge and freezer. This was all especially welcome as we celebrated my husband’s 70th with a chef cooked meal. My only gripe was that the large kitchen/dining area does not have zoned or dimmable overhead downlighters but that was a small quibble. The previous guests had also left a used grill pan full of foil and bacon fat and a coffee machine so chock full of used pods I couldn’t work out at first why the pods didn’t fit. We didn’t really have time to explore very much of the surrounding countryside or towns but it gives us a good excuse to return. We absolutely loved it.

“The Barn is exquisite, immaculate and a joy to spend time in.”

Our family had a fabulous weekend. The pool table added an extra element that everyone enjoyed. At the time of booking the master bedroom was listed as a king bed so it was disappointing to find a 4ft6 bed in there instead. I see the description of the master bed, has now been changed, however, I would suggest that a king bed in that room would be far more comfortable and more in keeping with the overall comfort level of the barn.

“The property was to be accessed at 6pm on day of arrival.”

This is not acceptable when you are traveling with small children and wanting to cook in the evening. Check in should be at 2pm or earlier. Cleaning should be sorted out and not be a burden on the guests. The cleaners need to be monitored: the ceiling in the sitting room had cob-webs and a large spider that enjoyed our company for all 3 days. The toilet seat in the upstairs room was filthy around the seat fixings. 6pm check-in and check-out by 10am. This is robbery.

Great kitchen - considering copying a lot of it ourselves! Comfy sofas, fluffy towels, really just the home you wished you had. Ideal for families, especially all the outdoor space. Walkable to Aston and easy access to Bampton and Witney, all very lovely and have everything you would need.

“Wow, fantastic property, beautiful inside and out.”

So well equipped with everything you need. The welcome hampers were a lovely touch including one for the dogs. The house was immaculate and as we forgot to bring the bed guard our three year old slept in the lovely cot provided which was huge. The separate lounge was brill for our grandson to watch dvds in his own space while pool tournaments took place in the main room. We were really lucky with the weather and enjoyed picnics in the gorgeous garden which was so peaceful and pretty. We would definately recommend.

“We thought the barn was extremely well equipped.”

However we felt there should have been a two pin adapter for electric shaver and electric toothbrush. We have them at home but not with us so we had to buy one and share it with the family. Otherwise everything 100%. Many thanks and the weather was good too!

“This was a last minute booking due to a cancellation due to the storm.”

Sykes Cottages staff were polite and very helpful at all times, we felt like we were being looked after. The property itself was outstanding, very clean and was full of surprises (in a good way!). When looking online I don't think the initial photo of the front of the property does it justice, it is a lovely place with a high end finish/appliances etc. Despite the weather ruining the weekend the accommodation was easily spacious enough for 8 adults and we didn't even make use of the smaller living room/snug!

“Lower Farm Barn was exact what we had hoped for - a beautiful.”

luxurious, well-appointed property that has everything you might need. We were a party of 8 + dog and the space can readily accommodate this number in great comfort - the drawing room is vast and all the bedrooms are excellent size. Everything feels brand new and spotlessly clean. Large garden/outside space makes it perfect for a dog and there is a nice view across the fields as well. The area is sleepy and quiet - and perfect for walks and exploring. Meanwhile the owner was incredibly helpful and went out of her way to make sure that the entire experience ran without hitch. All in all, exceptional barn-style accommodation and highly recommended by us.

“We had a fabulous time at Lower Farm Barn.”

The Barn is absolutely wonderful, very spacious, super clean and everything we were expecting. Fiona had baked 2 cakes for our arrival which was a lovely touch and the barn has things like salt, pepper, cleaning materials which makes things easier. The local area was beautiful and we are at The Artist’s residence - The Mason Arms which was excellent and highly recommended. The pool table was a fun additional as well. We would definitely return.

House is amazing, extremely comfortable and the kitchen so well designed with everything you could need. Lovely area and so close to places/ villages of interest. “Wow...”

Lower Farm barn is fantastic. Exceeded all our expectations, a perfect weekend break. Highlights...the pool table being part of the main lounge meaning everyone could get involved. The kitchen/dining area is so spacious and has got everything needed to make the stay so comfortable. The bedrooms and bathroom facilities were perfect. Loads of parking and outdoor space. The village pub had a good range of ales and wine. And finally the welcome pack was a lovely touch. Wouldn't hesitate to book this place again if having a break in the area. 10/10

“WOW what a fabulous place.”

It has everything you would need in a very quiet area with huge private parking. No noisy neighbours with loads of room for all eight adults in our party to relax. Four beautiful double rooms. Two gorgeous sitting rooms with views of the gardens and a very large kitchen diner which easily seated 12 of us for dinner one evening. Not to mention the utility room with washing machine and dryer. Loved the welcome pack including a delicious homemade bake and cake. Superb place and would wholeheartedly recommend it to anyone. The property

The magnificent Lower Farm Barn is situated in the civil parish in Thames Valley.

With room for eight, this house is ideal for a getaway to the Cotswolds.

You'll feel right at home the moment you turn into the private driveaway.

First on your left is the kitchen/diner, which is the ideal location for the chefs of the group to create only the greatest home-cooked meals while you set the table and enjoy a delectable supper after a day of activity.

Bedroom 2, a king-size room with a wonderful view of the land surrounding it, is located further to the left.

The second bathroom, which has a walk-in shower, bath, a hand basin, and a WC, is accessible from here.

Bedroom 3 is a twin room that, like bedroom 2, provides a lovely view of the property's exterior as you proceed down the hall.

At the end of the hall is Bedroom 4, which has a spacious king-size bed, a fixed cot, and an ensuite bathroom with a walk-in shower, a sink, and a toilet.

This bedroom's back door, which also opens to the outside, goes to the property's utility room.

The sitting room 1 located on the other side of Lower Farm Barn.

After a long day of exploration, you may unwind in this area while enjoying a crisp glass of wine over the wood stove and watching the youngsters play an exciting game of pool.

Go to sitting room 2 if you want a little peace and quiet somewhere out of the way.

This is a smaller room, but it's just what you need for a relaxing evening away from the kids while you're visiting.

The first floor, which is located above this room, has bedroom 1.

This contains a second king-size bed and an ensuite bathroom with a roll-top bath with a hand held shower, a hand basin, and a toilet.

On a warm summer day, the kids can run about and burn off some energy outside in the lovely green space while the adults of the group unwind on the bench in the middle.

Dogs and kids must be kept in strict care because there are sheep in the nearby pastures.

If you feel like heading farther afield, consider travelling to Minster Lovell, where you can visit the ruins of Minster Lovell Hall, a picturesque house from the 15th-century that sits next to the River Windrush and is the ideal location for a summertime picnic.

After a little more walking, you will arrive in the beautiful city of Oxford.

There are plenty of things to do in this timeless location.

You can't go wrong on a day out here with high-end brand stores, museums like the Ashmolean, and university gardens to explore all within walking distance.

This house is a terrific option to stay for your Cotswolds getaway because of the gorgeous areas that are within a few miles from Lower Farm Barn.

The thriving village of Bampton lies in the Thames Valley in the southern Cotswolds, amidst beautiful Oxfordshire countryside.
