The property

East Leaze is a beautifully presented 17th century Cotswold stone cottage in the picturesque market town of Chipping Campden.

The cottage has been refurbished to a high standard, keeping it’s original features whilst adding a contemporary touch.

The well-appointed cottage offers a truly unique stay for a gathering of friends or family seeking a relaxing break in the heart of the Cotswolds.

As you enter East Leaze via the side door of the cottage, you will find an impressive open-plan living space.

An entrance hall, handy for storing your coats and boots after exploring Chipping Campden, the Garden room - flooded with natural light from the glass conservatory whilst being able to add privacy with it’s bespoke wooden shutters, and the perfect cosy area to sit back, relax and watch the Smart TV or pop on a DVD of choice.

As you step down into the well-equipped kitchen you will be spoilt for choice with it’s many appliances, Nespresso coffee machine, modern fittings and quaint window seat.

Once you have cooked up a feast, make your way through to the dining room, full of character and charm with it’s exposed wooden beams, limestone flooring and ornamental inglenook fireplace.

Uncork a bottle of wine and toast to the wonderful holiday that lies ahead.

Completing the ground-floor is a cloakroom with a basin and WC, and a handy utility cupboard containing a small chest freezer, perfect for those longer stays.

As you make your way up the beautiful, well-crafted staircase, the mid-level landing divides two ways.

The master bedroom located one way, which boasts dual aspects of fabulous views across the garden from its Juliet balcony, a super-king-size bed and TV.

The other way you will find two further bedrooms, one with lovely exposed wooden beams, high ceilings, a Freeview TV and super-king-size bed (zip/link, can be twin on request) and the other overlooks Sheep Street below, has a wonderful Cotswold stone feature wall, a double bed and benefits from a en-suite bathroom with roll top bath and underfloor heating.

The main bathroom will leave you spoilt for choice with its rainfall shower and roll top bathtub, the perfect place to escape and relax.

On sunnier days, embrace the south-west facing patio garden surrounded by high honey-coloured stone walls, potted flowers and shrubs, with nine steps leading you up to the fantastic lawn garden which gently ascends to another patio area with a gas barbecue (available in the summer months) garden bench, attractive flower beds and even a mini fruit patch which guests are welcome to enjoy if the timing’s right. When planning your itinerary you will be impressed by the array of fantastic things Chipping Campden has to offer, why not enjoy a delicious breakfast at Campden Coffee Co before heading over to Dover’s Hill to enjoy the stunning views over the Vale of Evesham where you can join the Cotswold Way, a 100 mile walking trail, taking you through picturesque villages, breath-taking countryside and famous ancient sites and by starting in Chipping Campden, you can walk to the next stop, Broadway, and have an enjoyable meal at The Swan.

Train enthusiasts will be delighted with the light railway of Evesham Vale Light Railway, which operates in nearby Evesham Country Park and covers a mile through the park, including a lengthy section through the fruit orchards.

Immerse yourself in nature at Cotswold Falconry Centre, Batsford, which houses over 130 birds of 60 different species, where there are flying displays, aviaries and critically endangered birds, an educational and fun day out for all.

An added bonus is the play park/playing field which is only 5 mins walk from the house, with a zip-line to keep the kids entertained.

About the location

CHIPPING CAMPDEN

Moreton-in-Marsh 8 miles; Stratford-upon-Avon 12 miles

This market town defines the saying "good things come in small packages" as it proves itself to be a wonderful place for tourists to stay. Chipping Campden sits in the northern part of the Cotswolds and boasts many historical buildings from St. James' church where the Chipping Camden Music Festival is held every year, to the early 17th century market hall upon which the town prides itself. Not only does the town have a rich history but much more, the high street is laced with charming Cotswold stone buildings with a range of shops and pubs. Nearby there are several beautiful, formal gardens for you to wander through. Chipping Campden has held its own 'Olimpick Games' since the early 1600s including peculiar sports such as 'shin-kicking', most certainly worth lining your holiday up with to experience something so unique. For a dose of famous history, head to the birthplace of William Shakespeare in Stratford-upon-Avon just 12 short miles away, it offers some charming little buildings, bookshops, theatres and museums.

Please Note: There is no off road parking at East Leaze.

Although the driveway next to the property looks as if it belongs to the property, it actually belongs to our neighbours. The neighbours who own the drive and have told the owners of East Leaze that they do not wish visitors of East Leaze to drive onto the drive or park there. Therefore on arrival, please remember that there is no vehicular access to the drive and there is no right to park on the drive. However guests at East Leaze are very welcome to make use of the drive on foot at any time to gain access to the house and rear garden.

Where parking is available on the road to the front of the property, it is of unrestricted duration. Please note that there is a high (and historic) kerb. So, for loading and unloading purposes or even to open the car doors on the nearside, the best solution is either to park along the dropped kerb across the entrance to the drive or to park on Sheep Street (either on the same side looking down the road, or opposite, looking up the road) or at a further distance and walk with your luggage etc. To assist with loading and unloading, the owners have been happy to provide a collapsible trolley which is kept next to the side door in the conservatory, and which may be wheeled to the front door or up the drive to the side door..
Note: The barbecue is available between April and September.

Note: For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.

Note: Guests are welcome to bring their own travel cot and high chair, to accommodate one infant.

Note: The property’s garden is enclosed, however as there are stone steps leading down from the lawn to the patio, young children and dogs should be supervised outside at all times.

Note: There is a manhole cover on the neighbour’s driveway which leads to the side door of the property which can become extremely slippery in wet or icy weather so we ask that guests take particular care when walking on the drive during bad weather.

Please note that one bed can be made as a super kingsize or twin. Requests for this must be made at least two weeks prior to arrival.

CHRISTMAS IN CHIPPING CAMPDEN -
Every year, Chipping Campden becomes a festive wonderland when the Campden Christmas Market takes place.

The High Street is closed during this time with stalls offering an exciting array of goods and attractions. Food stalls, with festive food and drinks are set up in the Market Square and there is an indoor market on both floors of the Town Hall.

The historic High Street, Market Square and Town Hall are transformed into a magical wonderland full of enticing stalls offering a variety of arts and crafts, Christmas decorations, festive food, cards, toys and truly original Christmas gifts; everything you need for the perfect Christmas.
