The property

Naunton 1.4 miles Flynn's Barn is a fabulous semi-detached barn conversion which sleeps 8 guests, in three bedrooms, with three stylish ensuite bathrooms.

Newly converted at the end of 2019, and located within the grounds of Aylworth Cottage, this country retreat boasts contemporary interiors and modern facilities including wireless internet access, a well-equipped kitchen, underfloor heating in the ground floor living areas and a Freeview TV. At the rear of the property there is a private patio which encourages al fresco dining in the summer months, and the shared raised lawn area offers idyllic rural views.

Sitting within the owners's grounds covering eight acres, guests are welcome to roam the fields and footpaths that fall within the estate, and horses can be stabled within the paddocks by prior arrangement with the owners.

At the front of the property there is a shared driveway with off-street parking for three cars. Situated in the peaceful hamlet of Aylworth, Flynn's Barn is surrounded by the stunning countryside that falls within the Cotswolds Area of Outstanding Natural Beauty.

The Windrush Way passes through the hamlet itself, linking the Cotswold Way at Winchcombe with the Oxfordshire Way at Bourton-on-the-Water, the latter being just a pleasant four mile walk away.

The fields around Aylworth are home to a number of footpaths including those that lead to the villages of Naunton, Cold Aston and Guiting Power, all with popular country pubs such as The Hollow Bottom which offers seasonal food and a welcoming atmosphere. Aylworth is well placed for visiting the many lovely towns and villages of the North Cotswolds, including Stow-on-the-Wold, The Slaughters and Bourton-on-the-Water.

Bourton is home to a number of popular pubs, restaurants and shops, as well as a range of tourist attractions including the Model Village, the Cotswold Motoring and Toy Museum and Birdland.

The whole region has many wonderful attractions for all ages including the Cotswold Farm Park in Guiting Power, the local Naunton Downs golf club, the Batsford Arboretum and the Gloucestershire Warwickshire Railway.

Just 12 miles away lies the vibrant regency town of Cheltenham, an architecturally impressive town with many high street shops to browse, fine dining restaurants to discover and cultural festivals to dive into.

Playing host to over 25 festivals a year, including the long-standing Literature, Jazz and Science Festivals to the newly added International Film Festival and Wellbeing Festival, all interests are catered for, and perhaps the most talked about of all is the renowned Cheltenham Festival, one of the top horse racing events in the UK.

Further afield destinations such as such as Stratford-upon-Avon, Oxford and Bath are also within easy reach for day trips.

The front door opens directly into the inviting open plan living area and the following rooms are on the ground floor: Living room: This warm and welcoming dual aspect room is flooded with natural light from the floor to ceiling windows which look out across the driveway and garden at the rear.

With a striking exposed brick wall and underfloor heating, this stunning room contains a cosy wood burning stove, Freeview TV, 2 x three-seater sofas, a two-seater sofa and a selection of books and games; Kitchen/dining room: The light and airy kitchen is ideal for home cooking and also has underfloor heating.

This well presented space contains a double electric oven with four-ring electric hob, fridge/freezer, larder, dishwasher, microwave, two cafetieres, kettle and toaster.

There is also a radio and a wooden dining table with seating for eight; Bedroom 3 with ensuite bathroom: Accessed via the kitchen, this stylish bedroom with underfloor heating has access out to the garden and contains a king size bed, freestanding double wardrobe with storage drawer beneath, and two bedside tables.

The modern ensuite bathroom contains a walk-in shower, toilet, wash basin and heated towel rail. Accessed via the living room, the garden comprises two areas in which guests can relax and enjoy the fresh air.

There is a private patio directly outside the property which houses an outdoor table with seating for eight, perfect for al fresco dining in the summer sunshine.

From here, Cotswold stone steps lead up to the large lawn area, shared with the neighbouring property, which offers amazing views of the surrounding countryside.

The owner's grounds cover eight acres and guests are welcome to explore the luscious green fields and paddocks at their leisure.

Horses can be stabled in the paddocks by prior arrangement with the owners. There is off-street parking for up to three cars on the shared driveway and additional free on-street parking is available on the quiet lane.

About the location

NAUNTON

Bourton-on-the-Water 4 miles; Stow-on-the-Wold 5 miles.

Naunton is positioned on either sides of the River Windrush, making it very picturesque as any of its neighbours in the hills between Stow and Cheltenham. Mentioned in the Doomsday Book as Niwetone. The hill overlooking the town is great for climbing up and viewing the church and the village. The Black Horse Inn is the local pub which provides great views into the heart of the Cotswolds.
